Renting out in Amsterdam

This depends on a number of variables; the duration, the (remaining) mortgage, the rental income, what you personally consider ‘profitable’ and the tax to be paid.

Purchasing a house to let

Keep in mind what you calculated today may be different in the future. Rents fluctuate, sales prices rise and fall, regulations are constantly changing and the current economy can also cause your target group to change. Overall the longer the term, the more secure. More time gives more opportunity to make adjustments if necessary.

The numbers don’t lie. House prices have continued to rise in recent years. Rental prices have also risen, but much less quickly. Research by Pararius shows that rents in the 5 major cities are actually falling at the moment. In addition to the increase in house prices, investors now also have to pay more transfer tax.

Anyone who does not know what is involved in buying and renting out homes is taking a serious risk in the current market. You can think of regulations that influence the rent, a prohibition on, an obligation to own occupancy or renting out rooms or to sharers.

Renting out in the free or liberalized sector means that you can agree on a (market) rental price yourself. To meet this requirement, the home must have sufficient points in accordance with the Housing Evaluation System. The limit for the free sector is currently (as of 1-1-2024) at 879,66 euros which, according to the table, has to be at least 148 points.

There is a market for both upholstered and furnished homes. When renting to expats/internationals, the demand for furnished accommodation is often slightly higher. Smaller homes are easier to let when furnished. Families often look for an upholstered home, or at least not fully furnished. Bigger houses are therefore often easier to let when upholstered.

Yes, owning property entitles you to rent it out. However, renting out accommodation is subject to many regulations. Rent protection, rent regulation, municipal rules and temporary measures are matters to take into account and to find out. The most recent is the Self-housing obligation, in which a municipality wants to prevent certain homes from being purchased for investment purposes.

In recent years, investing in housing has taken off enormously, especially in the major cities. A significant part of the living space has fallen into the private rental sector, while the demand for owner-occupied homes has only increased. Politicians have responded to this by introducing a law that makes it possible for municipalities to impose a self-occupancy obligation for homes below a certain WOZ value. In Amsterdam, the self-housing obligation applies to homes with a WOZ value of up to 641.000 euros, where you must have lived in yourself for at least 4 years before you can rent it out.

Strictly speaking, there is currently no maximum on the possession of real estate. You can buy as many houses as you want. However, politicians are discussing a maximum amount of owned real estate.

A standard mortgage deed almost always prohibits the use of your home by third parties, including rental, without the permission of the bank.

You therefore need permission from the mortgagee (usually the bank). Nowadays there are so-called real estate or rental mortgages, which are specifically made for renting out homes. Read more about home rental with a mortgage here.

If you want to rent out your home to tourists, you need a permit, this also applies to a bed & breakfast. No permit is required for free sector rental, unless you want to rent to more than 2 people who are not relatives. Then you need a room rental permit.

Keep in mind that your mortgage lender must agree to the rental if there is still a mortgage on the house. If you rent out without permission, the bank may demand that you immediately pay off your mortgage.

You can rent out your home for a minimum of six months. Regular letting for a period shorter than 6 months is not allowed.

You can rent out your home indefinitely. Usually this means: at least one year and then until the tenant cancels the agreement.

If a tenant does not pay you have two options: you require the tenant to still pay (and let him continue to live peacefully), you go for dissolution of the tenancy agreement or you request compensation. A combination of options is often also possible. In case of rent arrears of at least 3 months, the rental contract can be terminated by the court. If the tenant regularly pays late, the court can shorten this period.
