How we sell your home.
We’re at home in the world city of Amsterdam. And because we’re members of the Dutch Association of Real Estate Brokers and Valuers (NVM) and the Amsterdam Real Estate Brokers Association (MVA), we also have a global network. Our qualified brokers know exactly how to put your home on the market.
Step 1. Preparation
First we establish the value of your home. We do this on the basis of extensive information. We use our own unique tools as well as, for example, making use of the municipality (town hall). All this is put into a detailed dossier. We take professional photos, draw plans and write sales texts.
Step 2. The sale process
Your home is on the market! We organise viewings, taking prospective buyers around and fire up their enthusiasm. We arrange everything from start to finish. Lots of interest? Then we organise the most appropriate bidding process. Little interest? Then we get to work straight away to give it an extra boost. We remain in constant close contact on this.
Step 3. The purchase agreement
It’s time to do business. We’re sharp price negotiators, always with short lines of communication back to you. Together we get the best result. Are you satisfied with the sale price and the conditions? Then we draw up the deed of sale. We examine the data that are important for you and keep you informed of progress.
Step 4. The transfer
At the time of the transfer the buyer has the right to inspect the property. Among other things the meter readings will be noted. After that, the deed of delivery is signed before a notary public. Needless to say we will be present for this, too. Congratulations, your home has been sold!
Brokerage fee
You pay remuneration in the form of a brokerage fee for our services. This is a percentage of the proceeds obtained for your home. The amount of the brokerage fee depends on your wishes, the expected price and an estimate of the total time taken. Our brokerage fee varies between 1.25% and 2% of the sale price. All prices include 21% VAT. You will always receive a customised offer.
Up-front costs
No up-front costs are charged at the beginning of the assignment. However, if you cancel the assignment, we will charge €500 (incl. VAT). This amount is used to cover the costs of the photographer, brochures, plans, surveyor’s report and land registry search.
