A broker or real estate expert with the NVM logo guarantees a number of certainties.
This is because the NVM continuously invests in the expertise of the profession.
The articles of association and the code of honor guarantee the basic quality of every NVM member.

  1. The NVM member and the NVM Estate Agent/Appraiser are aware of the importance of their function in society.
    They exercise this in good conscience and reliably, competently and independently of others and strive for quality in their services.
    In their communication, they guard against incorrect perceptions about persons, cases and rights and about their working methods, interests and position.
    Failure to comply with this Code of Honor may be subject to the disciplinary jurisdiction of the NVM.
  2. The NVM member and the NVM Broker/Appraiser shall, to the best of their ability, meet realistic expectations that clients may have of them.
    They protect and promote their interests.
    They shall keep confidential information to themselves until a judge, arbitrator or binding advisor requires them to disclose such information.
  3. In the event that providing a service to one client conflicts with the interests of another client, an NVM member shall only act in the interests of one of those clients.
    The above does not alter the fact that two NVM Estate Agents/Appraisers working for different offices of a member may act for clients with conflicting interests, provided that they have obtained the express prior consent of the clients and the interests of those clients are not harmed in doing so.
  4. If negotiations are taking place with more than one candidate for a particular property, he shall make this known to those involved.
    If the other party is assisted by its own real estate expert, the other party will be approached exclusively through that expert.
  5. The NVM member shall ensure that its employees have sufficient knowledge of the matters they are dealing with.
    If the required knowledge is not available, the member shall advise consulting an expert in the matter or the negotiator himself shall call upon such an expert.
    The NVM Estate Agent/Appraiser only deals with matters in which he has sufficient knowledge.
  6. The NVM member and the NVM Broker/Appraiser have no direct or indirect interest in real estate, unless it serves for housing or investment purposes.
    Therefore, they do not deal directly or indirectly in real estate and refrain from risk-bearing project development.
    They avoid becoming involved in a entanglement of interests.
  7. The NVM member ensures that its employees maintain good relations with their colleagues and are not guilty of unfair competition.
    They shall prevent their employees from unnecessarily making negative statements to third parties about colleagues or their actions.
    If a dispute arises with a colleague, the interests of clients may not be harmed as a result.
    The same applies to the NVM Broker/Appraiser.
  8. The NVM member and the NVM Broker/Appraiser shall endeavor to prevent differences of opinion regarding their actions from escalating.
    They shall cooperate in forms of mediation in and settlement of disputes established through the NVM.
  9. The NVM member and the NVM Estate Agent/Assessor shall also act outside the Netherlands in accordance with the rules of the NVM, unless they make known in good time that they wish to deviate from these rules, for example because of the legislation, custom or practice applicable there.
  10. The NVM member shall ensure that its affiliates conduct themselves in accordance with the rules of the NVM.
